Who would have thought that Ted Rhodes, an entrepreuner from British Columbia Canada who sold fish to local high end restaurants in the Abbottsford area would one day be one of the Riviera Maya's great eco-developers. But that's exactly what's going on......you see, Ted, who came to Playa del Carmen over 11 years ago was here just for the weather and lifestyle. He met his lovely wife and together they made a family.
Ted, being a musician and man about town, went along and bought some land in the jungle to someday make a eco-development that was in true harmony with natue.. and he did.
Meet Pueblo SacBe!
Just outside of Playa del Carmen in the Riviera Maya of Mexico, is a conscious community growing in the jungle between
Mother Earth and the Caribbean sea. Our collective dream is to create
community in a safe and respectful environment, encouraging awareness
of our globe and harmony in our lives. Our focus is on creating an
intentional village that functions within the laws of nature and
becomes sustainable with the ingenuity of the villagers and the
abundant local resources. The SacBe Team is committed to the project
and our goal is to draw like minded people to share this tapestry of
dreams.
Much more than a gated development, Pueblo SacBe is a private oasis
located in the jungle within the city limits of Playa del Carmen,
Mexico, the fastest growing city in North America.
Pueblo SacBe's goal is to create community. They have established
biking and hiking trails throughout the village, linking our several
parks and neighborhoods in a manner that gives respect to the natural
ambiance. We've built gathering areas in the parks for barbeques,
family get-togethers and musical evenings. To protect our concepts,
SacBe is forming the community under a 'Master Condominium', Pueblo
SacBe Civil Association. Pueblo SacBe bylaws have been designed to conserve the
jungle, preserve our incredible water system, and respect the members
of the village.
Pueblo SacBe has an area of 87.5 hectares (216 acres) of which 52.5 hectares is owned and managed by SacBe Village S.A. de C.V., a Mexican corporation comprised of six directors with several international advisors. 35 hectares is owned and managed by Santuario Escultoricos Autosustentable S.A.de C.V. The master plan is complete and has been approved by the city planners of Playa del Carmen, who are favorable to our environmental concepts. We have been approved for residential and commercial land use with a density of 4.5 homes per hectare. The project is located eight kilometers northwest of the center of Playa del Carmen, Quintana Roo, Mexico and five kilometers west of the white sand beaches of the Caribbean Sea. A shuttle service is planned, running from Pueblo SacBe to and from Playa del Carmen and the Beach.

ECOLOGY
WATER - The limestone sub-structure of this area contains an immense river system which appears at the surface frequently in places called 'cenotes'. This crystaline blue water meandering below the village has healing qualities, giving one a feeling of well-being after a short swim. One of our greatest assets is the water, always found at 8 meters below the land surface. There are several caverns with cenotes which Pueblo SacBe has integrated within parks for the residents to enjoy. This water provides unlimited use for landscaping, ponds, and general use. Each lot is supplied with its own well for household water, and most owners purchase bottled water for drinking.
WASTE TREATMENT - The Yucatan was below sea level 100,000 years ago, and is made of limestone, which does not provide percolation sufficient to effectively process our waste water. To protect this environment from contamination, SacBe supplies each home with a bio-digestor. The effluent (gray and black water) travels through chambers where bacteria consume the pathogens. After this process, the residual water travels through an enclosed garden where we grow bananas, elephant ears, birds of paradise and other large leafed plants. They consume the remaining toxins and purify the water that returns to the land.
POWER - As Pueblo SacBe philosophy is to live sustainably, they will not be connecting to the Electrical Grid. With over 300 days of sunshine per year and seasonal wind, Pueblo SacBe is promoting conservation and the use of solar and wind generation for electrical power. Pueblo SacBe experts at Playa Systems will assist the residents with purchasing, installation and service for their specific energy needs.
ROADS - Pueblo SacBe builds our roads with a conscientious touch. First they mark the trees to be removed from the designated path. Large trees are preserved, which creates many curves when we route the road around them. Then we cut the trees on the full moon. This method reduces the content of insects and allows them to use the wood for construction. In the first phase, the road is created as a biking and hiking trail. This provides room for removal of the fallen hardwoods which are abundant since the fire of 1989, and for transplanting any orchids and bromiliads found on the path. Once this is accomplished, the road is widened and made ready for vehicles.
AMMENITIES
PARKS AND OUTDOOR SPORTS CENTER - Several hectares have been set aside
for trail and park areas, including an outdoor sports area offering
volleyball and a community horse riding ring. There are several large
caverns with cenotes integrated within parks for the residents and
guests to enjoy.
HEALTH RETREAT - Planned on a 2.5 acre site. Services specializing in
alternative therapies, including traditional Mayan and Mexican methods,
will be offered.
AMPHITHEATER - For those wishing evening entertainment, a natural
outdoor amphitheater is planned above a cenote as a home to music and
theater groups.
RESEARCH AND MUSEUM FACILITY - Because of the abundance of flora and
fauna and the wealth of history in the area, a research and museum
facility is planned on the property, inviting university and
archeological groups to study local finds and help preserve the ancient
Mayan culture.
COMMERCIAL OPPORTUNITIES - Commercial areas have been designated for
restaurants, coffee houses, wireless internet, galleries, convenience
stores selling environmental products, daycare, and a laundry service.
A small, upscale campground will welcome short-term guests and a
community carpentry shop will be located in a remote site away from
homes. Residental lots over 1,250 meters can also be developed with bed
and breakfast accomodations. |
LOT SIZES
Pueblo SacBe lot sizes range from 500 to 15,000 square meters for private residential, commercial lots, and larger tracts for cluster housing for those who prefer to live closer to their neighbours and still enjoy the surroundings of forested terrain.

INDIVIDUAL PROPERTY TITLE
SacBe has taken title of the property from the current landowner through a private contract allowing a phased transfer of titles to Pueblo SacBe. Once all of the project permits have been obtained and the Condominium Regimen established, individual titles will be issued. It is expected that owners will have individual titles by the end of 2005.
TERMS
They are now selling residential and commercial lots at US $100 per square meter.
Payment terms are:
* 30% deposit, 5 year term, 12% interest
* 30% deposit, 3 year term, 10% interest
* 50% deposit, 5 year term, 10% interest
