Downtown Tulum Project Kicks Off PDF Print E-mail

On Friday, August 4, 2007,  there was a kickoff meeting and luncheon sponsored by Tierra Azul.  The meeting was well attended and received by the Riviera Maya real estate community.  Tierra Azul is the company that is spear-heading the new Downton Tulum project.  This is an interesting development with many forward-thinking ideas on how to effectively grow the population and infrastructure of Tulum.  Many people are saying that over the next 15 to 20 years Tulum will become the next new "hot spot" in the Mexican Caribbean.  Everything seems to moving south in terms of real estate and developments.  Playa Del Carmen is the hottest area right now but because of the huge demand the prices continue to increase and in the coming years this may exclude some potential buyers from owning there.  This is what makes the Riviera Maya South of Playa Del Carmen all the way to Tulum more and more attractive to potential investors.  Below is an overview directly from Tierra Azul about the Downtown Tulum project.

In the surroundings of Tulum significant protected natural areas exist.  The National Park of Tulum was created on April 23, 1981 by means of a National decree destined to protect an extension of 6.6 Kilometers.  This includes an area of forest and “Manglares” (mangroves) characteristic of the region that surrounds the archaeological sites of Tulum and Tankah (pertaining to the Maya culture). The Reserve Biosphere called the Sian Ka´an to the south of Tulum, decreed the 20 of January of 1986, approximately covers 10% with the total extension of Quintana Roo and constitutes one of the most complete inventories of biodiversity at a national level including reefs and marine
turtle. Additionally a presidential decree exists that establishes the protection to the zones of monuments in Tulum and Tankah from December of 1993 with an extension of 6.9 km.

POPULATION ASPECT
 
The forecast of population growth in Tulum is projected to be similar to what happened in Playa del Carmen.  In
Tulum from 2000 to 2005 the population increased from 6,000 inhabitants to more than 15,000 in less than 5 years.


ASPECT SOCIOECONOMIC
 
The tertiary sector of commerce and services occupies nearly 70% of the resident municipal population. The recent
indicators from February 2007 show a supply of the entire Riviera Maya  that exceeds 30,000 hotel rooms. In Tulum
only there are 1,500 hotel rooms with very important differences. In contrast to many of the hotels concentrated on
the Riviera Maya the hotels in Tulum are low density, oriented to a medium market of tourists of and high
importance is placed on the preservation of culture and contact with nature.

The urban outline of Tulum is irregular in the center, the rest characterizes itself by an orthogonal network
running North to South (parallel with the ocean).  The center is focused on hwy 307 and the primary growth area is
to the West towards the "ejido" section. Tulum displays two main axis: Highway 307 running from Cancun to Chetumal and the other runs perpindicular to the coast starting from the beach-Punta Allen area and towards the highway to the Archaelogical site in Cobá and continuing to Merida.  This provides a great location and easy access for the
Downtown Tulum project.

OBJECTIVE POPULATION
 
The present update program from the office of Urban Development studying the current and future population of Tulum
in its analysis considering the growth and other tourist elements such as the new international airport and other
factors has established a future approximate threshold for a projected population of over 200,000 inhabitants by
the year 2030.

ESTIMATION OF HOTEL ROOMS

In regards to the tourist zone there are 10 specific uses with a total of 1.284,04 hectares that have been defined.
From that, 14,267 new hotel rooms can be added to the area.  Considering the current number of 1,473 of hotel rooms
existing,  Tulum could supply nearly 16,000 hotel rooms in total over the next 20 years.

This project is governed by construction regulations that observe and preserve the ecological surroundings.  Taking
into account all landscaping, architecture, and protected areas.  This marks the first development of high quality
eco-friendly developments in the Tulum area.

In phase I only multi-family and condominium lots will be offered.  Special discounts and conditions will apply during pre-sales.The first phase should be ready for developers to begin construction in September of 2008 and it will consist of 3 separate tracks.Completion of phase I is scheduled for September of 2009.  During the time of pre-sales some good discounts will be offered up until the first phase is finished.
